Direct Lending
The Westmoore Group, LLC actively manages several private equity funds created to lend directly in US Commercial Real Estate or assets supported by US Commercial Real Estate. The Westmoore Group's direct lending approach is predicated upon two themes:
- Principal Minded Investing
- Conservative Loan Structure
Principal Minded Investing
The Westmoore Group lends as a principal. As such, the company or its principals retain a meaningful equity state in all loans originated. Although the Westmoore Group may rely on brokers and intermediaries for its pipeline, all investments made by the company are approved by its internal investment committee. In order to maintain relationships with its clients, the Westmoore Group continues to service all loans until resolution and is able to work with repeat borrowers to accommodate requested modifications and extensions. As a principal lending direct, the company maintains its investment in the loan until it is fully resolved and does not sell its loans to outside investors. Furthermore, no investments will be approved based on set guidelines or fitting a box. Every investment will require independent thought, thorough analysis and stringent underwriting by the company and its professionals.
Conservative Loan Structure
The Westmoore Group mitigates risk by requiring its sponsors to contribute or demonstrate material equity for every transaction. The company will not exceed 70% loan to value on any transaction and will typically target lower loan to value loans by requiring an additional down payment or collateral. Loans can exceed 70% loan to value if additional collateral is pledged. Since the Westmoore Group does not typically require appraisals for closing, appraisals are not relied upon. Instead, the company has its own internal valuation and underwriting guidelines.
